Do porches need foundations?
Like a conservatory or another extension to your home, your porch is only as good as the foundation it’s built on. Once you’ve decided on the style of porch you’re looking for, one of our specialist surveyors will visit your home to check the location of your porch and your soil type. These factors decide the size and the depth of the foundations you need to ensure that your porch is solid and long lasting.
How big can a porch be without needing planning permission?
Under permitted development rights you can create a good sized porch as long as you remain within the following parameters:
- Your porch must be no larger than three metres squared
- The front of your porch must be at least two metres from the property boundary and the highway
- The porch cannot be taller than three metres
It’s always best to contact your local planning department before you start any home improvements to check planning permission is not required.
Does adding a porch add value to your home?
That largely depends on the function of your porch. If it adds extra living space to your home then it’s likely to add value. If it’s purely decorative then it may add kerb appeal that attracts potential buyers but is unlikely to add to the market value.
